Terms of Willowburn Cottage

Terms and Conditions


By submitting a booking for Willowburn self catering cottage whether by phone, email or via are online reservation system guests expressly agree:

1. That the number of people occupying the property shall not exceed the number agreed at the time of booking.

2. If taking advantage of any special discounts for groups of 2 or less, not to use or disturb the surplus beds, or to use or disturb more linen or towels than might be reasonably expected for 2 people. Additional occupants as evidenced by use of beds, linen and towels will be charged at a minimum of £25 per person per night for the full duration of the let.

3. To pay a deposit of 25% to confirm the booking and to pay the full balance due not less than 8 weeks before the start of the holiday. If the booking is made less than 8 weeks before the start of the holiday, the full amount is payable immediately to confirm the booking. The owners reserve the right to refuse entry if full payment has not been received and to cancel the booking and offer the property for re let if full payment is not received 8 weeks prior to the start of the booked period.

4. To notify any cancellation by telephone as soon as possible, confirm in writing and pay any monies due under clause 3.
If the accommodation can be re-let for the booked period at the full rate a refund will be made of the full amount paid, subject to deduction of a £25 administrative fee. In other circumstances a partial refund may be made at the owner’s discretion.
To safeguard against cancellation costs and other unforeseen eventualities we strongly recommend guests arrange some Holiday Cancellation Insurance suggestions for which can be provided on request.

5. To pay by separate cheque a Good Housekeeping Deposit of £50. This will be destroyed, or returned to you if you specifically request this, 1 week after the end of the holiday subject to a satisfactory housekeeping report.

6. To vacate the property by 10am on the final day of let, unless otherwise agreed. (Incoming guests may arrive from 4pm onwards). Any delayed departure may attract additional charges.

7. To use the property solely for its purpose as self-catering holiday accommodation and to respect the right to refuse entry to any person considered unsuitable to take charge.

8. That the property or any part therof shall not be sub-let.

9. To keep pre booked well-behaved pets under strict control at all times and to accept liability for any damage or soiling caused by them. Furthermore dog owners agree they will :
• Not leave their dog(s) alone at any time in or near the accommodation
• Not allow their dog(s) onto the furniture or soft furnishings in the cottage
• Remove all traces of their dog(s) from the garden

10. To reimburse the owner in respect of any loss or damage beyond fair wear and tear. To inform the owner of any defects or damages detected during their stay. Failure to do so may result in the tenant being liable.

11. To keep the premises in a clean and tidy condition at all times and to leave the premises at the end of the hire period in the same condition as found at the start. Specifically no rubbish must be left in the cottage, all dishes must be washed and put away and ovens/fridges cleaned. Failure to leave the cottage clean will result in an additional charge being levied.

12. To refrain from smoking inside the property. The owner’s reserve the right to retain the Good Housekeeping Deposit if this is not adhered to and to charge for any additional cleaning which may be incurred.

13. That the owners shall not be held responsible or liable for any accident, loss or mishap to persons or property whilst on or using the premises, or any illness or injury arising from any cause whatsoever.

14. To accept that should the property become unavailable or unsuitable for letting subsequent to booking through any cause, the Owner’s liability shall be limited to the amount of any rent paid.

15. To allow the Owner’s or their agents access to the property at all reasonable times.

16. To accept that the property must not be used for party purposes without the prior written agreement of the Owner. If this usage is agreed the Good Housekeeping Deposit will be increased. In addition a facility fee will be payable for a function or a party where the numbers using the property exceed the capacity the house can sleep.

17. To prevent any member of their party from causing a nuisance or disturbance to other residents or occupiers in the neighbourhood. In the event of any problem arising the owner or their agents have the right to ask the tenant to leave.

18. To pay in full any phone calls made over and above the £5 included in the rental charge. We will notify you within 1 week of your stay if any additional payment is required.

19. To accept that no all male or all female parties under the age of 25  will be allowed without prior notification and agreement in writing. If this usage is agreed the Good Housekeeping Deposit will be increased.
